Open Book Listing Opens Its Beta: The First Real Estate Platform Built for the Seller, Giving Homeowners a Live View of Their Home Sale

A new platform from Pete Ruiz and Selina Eizik books showings, collects buyer feedback, grades every listing and sends sellers a branded update twice a week, so agents can offer total transparency without writing a single report by hand.

November 1, 2026: Open Book Listing today opened its beta to listing agents, teams and brokerages. The platform works in the browser on any phone or desktop with nothing to download, and gives home sellers a live, plain-language view of their sale while automating the client communication behind it. Built jointly by Pete Ruiz and Selina Eizik, Open Book Listing turns every showing, open house, piece of feedback and market change into an update the seller can see the moment it happens. For the agent, that transparency becomes a differentiator they can offer every client, an experience most brokerages simply cannot match.

Selling a home is one of the largest financial events in most people's lives, yet sellers routinely spend it in the dark, waiting on a call back to learn whether their house was shown, what buyers thought, or whether the deal is still on track. Every tool in this category was built for the agent: CRMs, coaching dashboards, and pipeline software the client never sees. No one has built for the person with the most on the line, the seller. The research behind Open Book Listing makes the gap plain. Across 2,051 client reviews of top agencies in major U.S. cities, the quality clients mention most is an easy, low-stress process, followed by confidence and trust, and clear communication. Those are exactly the things sellers lose when they are left waiting.

The name is the promise. With Open Book Listing, the agent's work becomes an open book to the seller. There is no version of the sale the agent sees that the seller does not, no report held back until the weekly call, no feedback that arrives a week late or not at all. Everything the agent knows about how the home is performing, the seller knows at the same time. A seller using Open Book Listing always knows three things: what is happening, how buyers are responding, and what comes next, without having to chase anyone for clarity.

The silence is going away, and it starts with the showing. The moment a buyer's agent asks to see the home, the seller knows. Each listing has its own showing link, so a buyer's agent can pick a time in seconds. The agent chooses how requests are handled: Book Instantly, Seller Approves, Agent or Seller, or a custom setup. When the seller's approval is needed, they simply reply YES or NO to a text. They see every request and every booked showing as it happens, never wondering whether anyone came through the house. Open houses work the same way. The host signs visitors in from a phone, and the seller sees how many groups came without waiting on anyone to type up a recap.

Feedback, the piece of the process sellers wait on most, becomes automatic. After each showing, Open Book Listing sends the buyer's agent a short, friendly request for feedback, follows up if needed, and stops the instant a response comes in. The form is fast and pointed, capturing a star rating, impressions of price and condition, and a written answer every time. The seller receives the full feedback by email the moment it arrives, so they always know their home was shown, that feedback was requested, and what came back.

Sellers then see what it all means. Every listing earns a letter grade, built from what buyers actually said, how showings are trending, online interest and the local market. Alongside the grade sits a plain-language recommendation, such as Hold Steady or a price conversation, so the seller sees the same evidence their agent does, and a hard conversation is backed by what buyers said rather than opinion. The agent can keep the recommendation as written or write their own. The seller's Activity view shows foot traffic, open house visitors and online views and saves, each with its change from last week. Online numbers appear only when they are confirmed, never as a guess or a zero. Nearby comparisons show how the home stacks up against similar homes, the median home price and typical days on market in the area.

The seller never has to ask for an update. Every Monday morning the seller receives a branded email with the week ahead, including any open houses on Tuesday, Wednesday or Thursday, and a New Competition section showing homes that just hit the market nearby. Every Friday morning a second email recaps the week, with Recently Sold Nearby so the seller sees what buyers are actually paying. A downloadable Weekly Activity Report brings the same picture together in one polished document the agent can share or review on a call.

The seller also knows where the sale stands. Disclosures are shared through a simple link, and anyone who requests them is updated automatically when files change. Once an offer is accepted, the seller follows a clear escrow checklist, from the deposit and inspections through the appraisal, the buyer's loan, the final walkthrough and the keys, so they always know what is done and what is next.

The work finally gets seen. Selling a home is relentless work, and most of it happens out of the seller's sight. Open Book Listing makes every effort visible: every showing booked, every follow-up sent, every piece of feedback collected. Sellers understand what their agent is doing for them, and the unanswered "any feedback yet?" text simply stops being sent.

Pete Ruiz
“Great agents do not lose deals because they are bad at selling. They lose momentum because they are stretched thin keeping everyone informed. Open Book Listing removes that drag. One agent using this platform can serve more clients, at a higher standard, than they ever could before. This is the platform that lets a good agent scale into a great business.”
Pete Ruiz, co-founder of Open Book Listing and founder of The Ruiz Group
Selina Eizik
“For years, our industry has told sellers to trust the process while giving them no window into it. Open Book Listing is built on a simple idea: an informed client is a confident client. When sellers can see the work happening in real time, they stop worrying, they stop calling for updates, and they start referring their friends. We are giving agents their time back and giving homeowners the transparency they have always deserved.”
Selina Eizik, co-founder

Getting started takes minutes. An agent adds a listing, fills in the details, and invites the seller, who signs in from an email link with no password to remember. Every report, email and text carries the agent's own brand, with their colors, logo and photo, so the seller sees their agent's name, not a software company's. Each seller gets a short, private link to their home's page. Teams and brokerages can add team leads and staff helpers, each with the right access and nothing more, and every seller sees only their own home.

Open Book Listing is offered as a subscription to agents, teams and brokerages, and is designed to become the new standard for transparency between an agent and the sellers they represent.
